Air Quality is a moving target and when you have allergies, you want the best you can get. I recently interviewed Dale Ortman with Certified Inspectors of America, LLC. Here is what he had to say.
How long does testing take?
Testing can be scheduled within a few days. Once samples are collected from the property (outside for a baseline and a couple of locations inside the home), those samples will be sent off to the lab. Results can take 2-3 days from that time. Plan for about a week.
What can I expect to receive after the samples are collected?
You will receive a spectrum of results from each test location along with a summary letter outlining the conditions present in those locations at the time of sample collection.
Why the caveat with my results?
It is always important to remember that a mold test shows us a “snap-shot” in time. In other words, it will show us a small bit of the past and present of a home, but it in no way predicts the future. That is because there are factors such as a water intrusion from the foundation, a leaky roof, or a broken supply line to the refrigerator that can affect the humidity levels and environment for growth within a building’s environment. With that in mind, let’s take a look at the results of the testing.
How to I keep my air clean?
- Purchase a portable indoor HEPA air purifiers for the bedrooms and/or the main living areas. I recommend running them at least 8 hours a day to collect any mold spores in the air and any other airborne contaminants. I recommend IQ HEPA air purifiers seen here. - Wipe down surfaces such as tables and counters once a week with Lysol liquid or biocide of your choice. Abatix and Jon-Don are good suppliers for this task.
- Have the HVAC system and all duct work cleaned and disinfected every three years. Here is an option
- Run dehumidifiers 24/7 in the basement from spring until late fall in the basement (if applicable) and main floor to help keep humidity levels below 55%. Moisture levels above this will cause mold to grow inside the home, although it will be at a gradual rate. Keep it between 35%-50% with regards to relative humidity. - HEPA filtered floor cleaning machines for carpet, tile, etc. Allergy Buyers Club is a great source for these.
- Damp Rid products for cabinets, closets, etc. where there is no air circulation and high humidity. Possibly consider keeping closet doors open for air movement.
