Post Closing Checklist – Buyer

Congratulations on your new home! To help you settle in smoothly and confidently, here’s a step-by-step guide of essential tasks to complete after closing. Keep this checklist handy to ensure nothing slips through the cracks.


Right After Closing (Week 1)

Secure Your Home:

  • Collect all keys, garage openers, gate codes, and remotes
  • Replace or rekey all exterior locks
  • Change security system codes and smart lock credentials

Organize Your Important Documents:

  • Closing Disclosure (Settlement Statement)
  • Warranty Deed or Security Deed
  • Homeowners Insurance Policy
  • Title Insurance Policy
  • Mortgage Note and Loan Terms
  • HOA Covenants and Bylaws (if applicable)

Transfer Utilities:

  • Electricity – Georgia Power or local EMC
  • Water/Sewer – County or City Services
  • Natural Gas – Choose provider (via Atlanta Gas Light)
  • Internet, Cable, Trash & Recycling

Apply for Homestead Exemption:

  • File between Jan 1 – April 1 through your county tax office
  • Qualifies you for a reduction in property taxes on your primary residence
  • We will send you a reminder via email around the end of January
  • If we haven’t heard from you that you are all set, we will text you mid-March as a final reminder

First 30 Days in Your New Home

Update Your Address:

  • USPS (forward your mail)
  • Driver’s license, voter registration, car registration
  • Banks, insurance, subscriptions, and memberships

Plan Repairs or Upgrades:

  • Review inspection report
  • Schedule contractors for needed fixes
  • Begin any desired renovations or landscaping projects

Register Warranties & Appliances:

  • Submit warranty cards or register online
  • Store receipts and manuals for future reference

Engage with Your Community:

  • Join HOA meetings or community groups
  • Introduce yourself to neighbors
  • Explore nearby shops, parks, and restaurants

Within 60–90 Days

Verify Property Records & Taxes:

  • Confirm deed has recorded in your name
  • Check escrow account is funding property taxes correctly

Create a Home Inventory:

Photograph belongings for insurance purposes

Save records in a safe or digital storage

Set Up Maintenance Routines:

  • Schedule seasonal HVAC service
  • Replace air filters, check smoke/CO detectors
  • Plan regular pest control and gutter cleaning

Annual Reminders

  • Review your homeowner’s insurance policy
  • Reassess your property’s tax valuation
  • Maintain updated emergency contacts and home inventory
